RICHMOND, VIRGINIA, June 25, 2025 – Cushman & Wakefield | Thalhimer’s Capital Markets Group represented the seller, PAR Boulders, LLC in the sale of 1000 Boulders Parkway in Richmond, Virginia.

The 34,671 square foot, mission-critical, off-campus medical office building (MOB) asset is currently 100% leased to two highly regarded medical practices. Pulmonary Associates, Richmond’s largest full-service pulmonary and lung practice, executed a long-term lease with the new purchaser at closing.

Situated within the prestigious Class A Boulders Office Park, the asset is just 1.0 mile from HCA’s Chippenham Hospital—a 483-bed Level I Trauma Center that is Virginia’s 9th largest hospital. Additionally, the asset benefits from prime accessibility to the Richmond MS via Chippenham Parkway and Powhite Parkway, both of which are less than a half-mile away.
