Get to know Thalhimer’s newest Office Landlord Representation Team – Amy Broderick and Kate Hosko.

  1. What brought the two of you together as a team?

    Amy – “We recognized a shared belief that brokerage teams need to be as dynamic as the markets they represent. Kate and I have a like-minded approach to doing business with the owners we represent through positivity, creativity, and responsiveness.  We both have a solutions-focused mentality which, along with our individual expertise, is highly complementary.”

     

  2. Why office landlord representation?

    Kate – “We have both extensive experience on the landlord side. We understand the complexities of owners’ decision-making processes and the need to drive returns, along with the risks and importance of timing and responsiveness.  Our combined experiences led us to believe we could bring a unique perspective to owners – one that is highly effective and comprehensive.”

    Amy – “We both enjoy diving in with our clients and contributing early in pre-development conversations. We identify how architectural decisions impact a space’s leasability; study how to strategically position the space; analyze a property to overcome weaknesses and emphasize strengths; perceptively analyze the market; recognize and understand tenant concerns and motivation; and, of course, negotiate and close deals.”

     

  3. What makes you different than other leasing teams in our market?

    Kate – “Amy and I both operate with the approach that ‘how you do anything, is how you do everything.’  Clients can expect a high level of attentiveness from us and can trust that how we do business with them is how we are doing business with tenants.  We acknowledge the importance of our team acting as an extension of our client and their goals.”

    Amy  – “Our team brings a balance of being highly analytical and methodical with ingenuity and passion.  We pride ourselves on being very communicative with each other and with our clients.  We bring a genuine, enthusiastic, comprehensive approach to our representation that we haven’t seen elsewhere in our market.”

     

  4. You’ve described your approach as “selling like you own it.” What does that mean to you?

    Amy – “We take great pride in the properties and owners we represent.  We like to share our clients’ visions and take ownership in our clients’ goals.”

    Kate – “We have a strong sense of responsibility and drive to make a property successful.  We take our responsibility as collaborative partners seriously and value depth of relationship with our owners.”
     

  5. What trends are you seeing in the Richmond office market?

    Kate – “Richmond is entering the age of amenitization – the winners are the ones who think creatively about hard and soft property assets that attract tenants. Tenants then use those amenities to attract and retain the best talent for their organizations.”

    “As businesses plan for the future, they are realizing that their offices offer a critical setting for the work that drives their bottom line. That balance of collaboration space and focus space for employees is essential to businesses’ bottom lines, so the question for us becomes – how do we highlight the ways in which a property will positively affect a business owner’s bottom line? How do we convey that it will help a business attract and retain top talent? How do we portray a floorplate’s ability to be flex and respond to evolving business needs? And how do we ensure tenants feel like property owners are their partners? We are creative and strategic and thoughtful about positioning assets with these questions in mind.”
     

  6. Do you offer services outside of office landlord representation?

    Amy – “We specialize in office and medical office landlord representation, and strategically evaluate additional opportunities with the right client partners. We pride ourselves on having a great depth of submarket knowledge and understanding the particular drivers and challenges of each while maintaining our wider perspective on regional and national real estate, business, and economic trends. Our out-of-market experience and relationships continue to inspire new ways of looking at local opportunities.”
