Situated on a total of ± 13.28 acres across two parcels, the asset is in an infill industrial park with immediate access to I-64 and I-95. Impala Distribution Center is a highly functional distribution and manufacturing property featuring heavy power specs, internal rail service, ESFR sprinklers, and clear heights up to 34 feet. The property also includes an adjacent ±3.26-acre paved trailer storage area with capacity for approximately 50 trailer stalls.

CoreOne Industrial acquired the asset from IRG, a national real estate development and investment firm, on October 19, 2026.
