RICHMOND, VIRGINIA:  Cushman & Wakefield | Thalhimer’s Capital Markets Group represented the seller in the sale of Villa Park I located at 8040 Villa Park Drive, within Villa Park Business Park, in Henrico County, Virginia. 

Villa Park I, 94% leased at the time of sale, is a 74,862 square foot flex property with significant warehouse and lab buildouts. Three tenants occupy the property, including anchors LabCorp (NYSE: LH | Moody’s Baa2) and national IT provider Technology Integration Group. LabCorp’s space is the company’s regional medical lab testing hub for Central Virginia and is their second-largest lab testing location in the Commonwealth of Virginia. Technology Integration Group (“TIG”) leases 45% of the property. TIG provides computer maintenance and cloud solutions for Henrico County Public Schools, City of Petersburg Public Schools, and Williamsburg-James City County Public Schools. 

ABMAR Villa Park LLC acquired the asset on May 27, 2022, for $12,400,000.  Sale negotiations were handled by Eric B. Robison and Bo McKown of Cushman & Wakefield | Thalhimer’s Capital Markets Group, along with Graham Stoneburner, also with Thalhimer.
